Should I be present for the inspection?
Yes. It is important for the buyer to be present during the inspection. The opportunity to see first hand the inspectors findings is an important educational opportunity.

How long does an inspection take?
The time will vary from home to home. The age, size and condition of the home play a part in this. Taking these elements into consideration, a home inspection can take anywhere from 2-4 hours.  

Are There Any Limitations To The Inspection?
Yes, we can not see inside walls or under floors! Disassembly of systems for complete evaluation is beyond the scope of a normal inspection. An inspection is not a home warranty or an appraisal. An inspection is not a check for compliance with all building codes, nor is it a structural engineering report. Systems which are not turned on can not be evaluated during an inspection.

Are all inspector's reports the same?
No. HomeGuard provides a thorough, 15-17 page report that points to major defects to minor maintenance items.  This gives you a full and accurate understanding of what the potential concerns a home may be.

Can you fax my report to me?
Yes. We can fax the report, although we do recommend that you attend the home inspection if at all possible.

Will you give a copy of the report to my agent?
With your permission, we will provide a copy of the report to your agent.

Are You Insured?
Yes. We carry both general liability and professional errors and omissions insurance.

Does the inspection guarantee the home?
No, the home inspection does not provide a guarantee. The home inspection is a snapshot of the current conditions of the home at the time of inspection.  Home inspectors cannot forecast or guarantee problems will not occur in the future. 

Are all inspectors the same?
NO, inspectors vary in experience and knowledge. Like any profession there are poor inspectors and excellent inspectors. HomeGuard Inspections has been in business since 1995 and is renowned for its professionalism.
